Project Overview: Venice of Kish

The Venice of Kish project is a mixed-use development situated on a 5-hectare site along the Kish coastline, adjacent to the Toranj Hotel. The program consists of 70 individual villas, a residential complex, a hotel, and a private club.

A defining element of the site strategy is a continuous waterway that navigates through the villa clusters, spatially connecting the units. Each villa is designed with direct, private access to this water feature.

Architecturally, the villas are developed based on an introverted spatial typology. Core spaces, including private pools and internal courtyards, are enclosed within the massing of each unit. This configuration eliminates direct sightlines from the exterior, ensuring complete visual privacy for the occupants.

Simultaneously, the transitional zone between the private villas and the larger residential complex is programmed as an active, shared public space. This area is organized to accommodate communal activities and pedestrian circulation without compromising the privacy or acoustic comfort of the adjacent villas.
